I can't travel far from Whaley Bridge. What is the rationale as to why all Whaley Bridge conveyancers aren't included on all bank panels?
Banks highlight the fact that solicitor-led fraud is thought to be responsible for millions of pounds of fraud annually. The elimination of law firms off of lender panels started with the rise in mortgage fraud, which prompted a thematic review by the Financial Services Authority in 2011. Its conclusions included recommendations for lending institutions to review their conveyancing panels, which kicked off a major policy change in the sector. It resulted in mortgage companies pruning a number of firms off their official list of approved conveyancing practitioners .
We were just about to sign contracts for a semi detached house in Whaley Bridge. We encountered a problem. Our mortgage offer with National Westminster Bank runs out on 27/1/2026 but the vendors are putting forward a completion date of 29/1/2026. Can one extend the loan offer?
The person best placed to deal with your question is your lawyer who will determine whether they better off negotiating with the bank, owner’s solicitors, estate agents or possibly all three given the circumstances your transaction as of today.
I'm purchasing a new build house in Whaley Bridge with a mortgage from Skipton Building Society. The developers would not move on the amount so I negotiated 6k of extras instead. The sale representative told me not reveal to my solicitor about the deal as it may jeopardize my mortgage with the bank. Do I keep my lawyer in the dark?.
All lenders require a Disclosure of Incentives Form from the builder of any new build, converted or renovated property, It is available online from the Lenders’ Handbook page on the CML website. CML form is completed and handed to the lender's surveyor when the inspection is done.
Lenders have different policies on incentives. Some accept none at all, cash or physical, while others will accept cash incentives up to 5%.
Hard to understand why the representative of a builder would be suggesting you withold information from a solicitor when all this will be clearly visible on forms the builder has to supply to its solicitor, the buyer's solicitor and the surveyor.
I decided to have a survey completed on a house in Whaley Bridge ahead of retaining solicitors. I have been informed that there is a flying freehold element to the house. My surveyor has said that some lenders may not grant a loan on this type of home.

Not all firms are yet listed on our lender panel search tool which is still relatively new. Law firms are listing on a daily basis and it is probably the case that your lawyer is on the lender conveyancing lawyer and you should probably take them at their word.
